How Landlords Can Get The Best Tenants
You may be lucky and get nothing but well qualified tenants for a number of years. On the other hand, when your luck begins to run out you may experience what landlords often refer to as problem tenants. While you may not immediately be able to identify a problem tenant, just a few weeks after signing a rental agreement you will probably begin to notice some of the telltale signs. First, many so called problem tenants make up excuses when it comes time to pay the rent. They may be able to convince you that they genuinely forgot to pay the rent on time the first couple of months, but after you begin to hear the same old story you will be well aware that a problem is brewing. Secondly, most problem tenants have a habit of breaking everything that they can in your tenant property. Be prepared to get late night phone calls telling you the the toilet is broken or that a window was somehow damaged. As a landlord you know that periodic repairs are par for the course, however, making repeated repairs in a short period of time should tell you that something is amiss.
Lastly, problem tenants are usually not upfront about their circumstances. You may visit your property and find that people who are not on the lease are living their. Any attempt to reason with your problem tenant will probably escalate into an argument, so it is best to try to get them out as soon as possible and place a claim with your unoccupied property insurance company to help to pay for the damages.
